Establish the property and tenancy record
Ownership and occupancy
Have the relevant professionals check ownership records, seller authority, occupancy and the property description. Match the unit and stated dimensions across the documents. Ask what is available for review rather than accepting a marketing summary as the complete record.
Contract and receipts
Review the tenancy documentation, dates, rent, payment schedule and supporting receipts. Identify arrears, advance payments or other amounts requiring clarification. A signed rent figure is different from dependable cash already received.
Reconstruct net income
Actual costs
Obtain relevant property-charge information and maintenance history, then identify management and other ownership expenses. Keep recurring costs separate from one-off repairs. Do not compare a gross rent figure with the net result of another asset.
Illustrative downside
Model a vacancy or delayed collection with ownership and finance payments continuing. This scenario tests resilience; it is not a forecast of the tenant’s conduct or local rental demand. Keep the evidence behind rent assumptions visible.
Clarify obligations at transfer
Tenancy matters needing legal review
Ask a qualified local professional to explain renewal, termination, deposits and notice issues relevant to the actual contract. Do not rely on a generic article to resolve a specific tenancy dispute or promise vacant possession.
Completion responsibilities
Record the handling of prepaid rent, security deposits, documents, access and agreed adjustments. The sale agreement and applicable process should determine responsibilities. DLD’s sale registration page provides a starting reference for Dubai transfer documentation and procedures. [1]
Assess financing separately
Lender and valuation
Confirm whether the unit and proposed ownership are acceptable and arrange the necessary access for assessment. Do not confuse a bank valuation with comprehensive legal or technical due diligence.
Repayment capacity
Review the finance offer against your reliable income and other obligations. Continue to cash versus mortgage rather than assuming the existing rent must cover every future payment.
Test the acquisition against the portfolio
Shared concentration
Compare tenant segment, community, developer, funding source and exit assumptions with your current holdings. A new unit can add the same underlying exposure. Use the diversification framework.
Remaining capital
Record the capital left after costs and contribution, then assess other commitments. If physical assets are part of the wider review, use property alongside gold and silver. The objective is portfolio clarity, not an automatic allocation to another product.
