Map the final payment requirement
Developer balance and bank funding
Use the developer’s actual statement and payment requirements. Compare the balance due with the proposed bank facility. Ask which sums must be paid before the lender can draw down. A payment plan and a mortgage commitment are different arrangements.
Cash outside the headline balance
List applicable transaction, lender and ownership costs separately. Identify the dates on which cleared funds are needed. Keep a valuation or approval contingency visible rather than assuming the maximum proposed facility will be available.
Confirm borrower and property acceptability
Borrower assessment
Prepare income, liabilities and source-of-funds evidence appropriate to your profile. A preliminary conversation or approval in principle has conditions. Ask how long it remains valid and which changes would require reassessment.
Property status and documentation
Ask the lender what evidence it needs for this development and unit. Confirm who issues each document and when it can be available. Regulatory limits do not establish that a bank offers a handover facility for every project. Refer the formal eligibility decision to the lender. [1]
Coordinate the completion calendar
Assign responsibilities
Record each task, required document, responsible party and expected date. Include valuation access, offer acceptance, payments and signing. When a step depends on an earlier payment or document, show that dependency rather than listing all dates as independent.
Confirm changes in writing
If a deadline cannot be met, discuss options promptly with the relevant parties. Do not treat a requested extension as approved. Obtain appropriate advice on transaction obligations and retain written confirmation of any agreed change.
Prepare for a gap in amount or timing
A smaller approved facility
Run a budget using less finance than expected. Ask the provider how the valuation basis affects funding. Decide which accessible cash could cover a difference without compromising other commitments; do not count an unsigned sale as guaranteed money.
Delayed funding
Review what happens if documents, valuation or final underwriting take longer. An illustrative calendar should not be presented as a guaranteed completion period. Align travel and signing arrangements with confirmed requirements.
Review alternative sources of cash
Portfolio commitments
Add the handover to the same calendar as other instalments, mortgage payments and household obligations. Use portfolio liquidity planning to test overlapping requirements.
Expected metal-sale proceeds
If considering a physical gold or silver sale, obtain product acceptance, net pricing and settlement terms before relying on the proceeds. Read metals storage and resale costs. A headline inventory value is not cleared transaction cash.
