What capital does the actual offer preserve?
Compare the cash purchase with the proposed financed purchase using the same property and ownership costs. Add all finance-specific charges and the real purchase contribution. The difference in initial cash commitment is the starting point, not a benefit measured in isolation. Some of that difference may already be needed for repayments, business obligations or another purchase. Label committed and uncommitted funds separately.
Retained capital has choices, not an automatic destination
Capital remaining after completion may support a cash reserve, an existing obligation or a longer-term objective. An allocation to gold or silver should be assessed on its own terms with appropriate professionals. Do not justify the mortgage simply by assuming another asset will outperform the borrowing cost. A fixed payment obligation should not rely on an uncertain capital gain.
Separate repayment capacity from collateral value
Consider dependable income, other commitments and the payment terms in the offer. A valuable property or metal holding is different from recurring income available for a monthly payment. The CBUAE framework asks lenders to assess repayment capacity and stress financing costs. [1] Your household review should also examine income interruptions and cash timing that matter to you. Formal bank approval remains the lender’s decision.
Physical metals are not a repayment account
Owning bullion is not the same as holding cleared funds in the mortgage-servicing account. A sale may require inspection, an agreed price and settlement. The specific product and counterparty matter. Ask what would happen if a sale took longer than expected or the net offer were lower. Use an actual resale quotation and settlement process when reviewing liquidity, rather than marking the inventory at a headline price and assuming it can all be spent immediately.
Run a combined scenario
| Question | Record before deciding |
|---|---|
| Property contribution | Confirmed cash requirement, including transaction costs |
| Loan servicing | Payment schedule and relevant reset assumptions |
| Income interruption | Which obligations continue without projected receipts? |
| Metals exit | Buyer, product acceptance, net quotation and settlement timing |
| Remaining cash | Funds available without another asset sale |
This worksheet does not specify the right borrowing level or metal allocation. It exposes assumptions to discuss with the responsible providers and advisers.
An illustrative dependency to recognise
Suppose an investor expects rental income to pay a mortgage and plans to sell part of a silver holding if a unit is vacant. The review should ask whether that sale remains workable after testing, transport and resale deductions, and whether the proceeds arrive before the payment date. Neither a rent forecast nor an indicative metal value should be recorded as cleared cash. This example explains a dependency; it does not endorse borrowing to buy metals.
Keep the two due-diligence tracks intact
For finance, examine eligibility, the formal offer, affordability, property acceptability and drawdown conditions. For metal, examine counterparty identity, product details, verification, custody and exit terms. World Gold Council retail guidance provides a reference for assessing gold-provider transparency and asset protection; it is not an endorsement of a particular seller. [2] Your silver transaction requires its own product and counterparty checks.
Read according to the unresolved question
For funding, continue to cash versus mortgage or non-resident home finance. For physical assets, use gold-bar verification and storage and resale costs. For the shared cash calendar, use portfolio liquidity planning.
