Can a non-resident obtain a Dubai mortgage?
Selected banks offer non-resident products. Eligibility is assessed individually: residence country, income evidence, liabilities, property purpose and banking relationship all matter. HSBC’s published non-resident offer currently advertises financing up to 60% of property value for eligible Premier or Private Bank clients. This is one lender’s product, not a promise that every applicant or property qualifies. Ask for the current criteria before selecting a property. [1]
Begin with a one-page borrower brief
Write down your residence country, nationality, employment or business status, income currency, recurring income, existing debts, purchase budget, intended use and completion deadline. Distinguish an overseas non-resident from a UAE resident who earns income abroad. If a company or foundation will own the property, disclose that at the outset; do not assume a personal mortgage product will support the proposed structure. A clean brief gives the finance professional the information needed to identify a plausible route before collecting a full application.
Loan-to-value: a ceiling is not an approval
Loan-to-value expresses the loan as a percentage of the property value used by the lender. Regulatory maximums, product limits and your individual approval are different things. UAE rules distinguish owner-occupied, investment and off-plan purchases. The applicable maximum should be checked against the current rules and the lender’s classification of your transaction. An applicant can receive less than the maximum because of affordability, property assessment or policy. Ask which value the lender uses and whether the loan changes if the valuation is below the purchase price. [2]
Prepare the complete cash requirement
The contribution to the purchase is only one part of the cash requirement. Set aside registration charges, lender fees, valuation, insurance, agreed transaction costs and a reserve for ownership. Do not plan around a headline deposit percentage alone. Obtain itemised estimates and identify which amounts are payable before drawdown, at transfer and afterwards. Dubai Land Department publishes sale registration charges of 2% for each party, subject to the transaction agreement, and mortgage registration charges of 0.25% of the mortgage amount. Check applicable service charges separately. [3][4]
An illustrative AED 6.5 million purchase
| Budget item | Illustrative amount |
|---|---|
| Purchase price | AED 6,500,000 |
| Assumed financing: 60% | AED 3,900,000 |
| Buyer purchase contribution | AED 2,600,000 |
| Total sale registration at 4% | AED 260,000 |
| Mortgage registration at 0.25% | AED 9,750 |
| Subtotal if buyer bears full sale registration | AED 2,869,750 |
This is a hypothetical budget, not a lender quotation or completed client case. The subtotal excludes other applicable costs and your liquidity reserve. The fee allocation must match the agreement. If the lender instead accepts a valuation of AED 6 million and lends 60% of that amount, financing would be AED 3.6 million and the purchase contribution would rise by AED 300,000. Ask the bank to confirm its valuation basis before relying on either scenario.
Build a document pack that explains the money
| Purpose | Prepare for the lender to specify |
|---|---|
| Identity and residence | Passport, evidence of overseas address and applicable residence documents |
| Employment income | Employer confirmation, salary records and statements showing receipts |
| Business income | Ownership records, financial statements and evidence of personal drawings |
| Liabilities | Loan balances, instalments and credit commitments in relevant countries |
| Purchase funds | Evidence of the deposit source and explanations for major transfers |
| Property | Ownership and sale documents relevant to the unit’s status |
Ask the lender for the exact document periods and any translation, certification or credit-report requirements. Do not treat a resident checklist as a universal non-resident checklist. Reconcile differences between application income, statement receipts and company distributions. Provide complete documents through the provider’s secure channel; an initial WhatsApp enquiry should contain a summary, not sensitive bank records.
Check the property before committing to the timeline
Confirm whether the property is completed, approaching handover or still off-plan, and ask the lender whether the development and unit are acceptable. Establish which title or registration documents exist, whether there is a tenancy, and whether valuation access can be arranged. If the seller has a mortgage, ask how release and transfer will be coordinated. A developer instalment plan is not a bank mortgage approval. Avoid assuming that a bank will fund a future handover balance simply because a payment plan is available today.
Compare offers beyond the opening rate
Request a written comparison of the initial rate, subsequent benchmark and margin, reset frequency, repayment term, arrangement costs, insurance, partial repayment and early settlement provisions. Compare total obligations rather than one advertised number. If considering Islamic finance, ask the provider to explain the contractual structure, profit calculation and settlement terms. Confirm what banking relationship is required and what happens if its conditions cease to be met. Keep an offer comparison dated so that an expired quotation is not mistaken for a current commitment.
Plan for income earned in another currency
A repayment in AED creates a currency mismatch if your reliable income is in GBP, EUR or another currency. Model a weaker income currency, lower variable earnings and higher financing costs. Consider where a repayment buffer will sit and how funds will reach the servicing account. This is a planning exercise to discuss with the lender and qualified advisers, not a recommendation to take a currency position. A property that looks comfortable using today’s exchange rate may require more of your home-currency income later.
Understand affordability as well as collateral
Owning valuable assets does not remove the need to explain how monthly payments will be serviced. The Central Bank mortgage rules set a maximum debt burden ratio of 50% of gross salary and defined regular income, while requiring lenders to consider circumstances and stress repayments above the current rate. Treat that threshold as a limit rather than a personal spending target. Ask which overseas income and liabilities the lender recognises. Rental projections should not be treated as guaranteed cash flow. [2]
From initial assessment to transfer
The working sequence is borrower assessment, conditional approval in principle, property confirmation, valuation, final underwriting, offer acceptance, satisfaction of conditions, and coordinated transfer and mortgage registration. Approval in principle is not final approval for a particular unit. Track the expiry of documents and approvals alongside the sale deadline. If the seller’s property is mortgaged, resolve the release sequence with the relevant parties before fixing completion arrangements.
Will you need to travel to Dubai?
Confirm the signing and account-opening requirements before booking travel or relying on a power of attorney. HSBC’s published non-resident process specifies an in-person signature on the loan document. Other arrangements must be checked with the relevant lender and registration parties. Do not assume that acceptance of a representative for one step means that every bank and registration step can be completed remotely. [1]
Prevent delays with a responsibility checklist
| Potential obstacle | Resolve before it becomes urgent |
|---|---|
| Income figures do not reconcile | Explain the difference and identify supporting documents |
| Unexplained purchase funds | Prepare a traceable account of significant transfers |
| Valuation gap | Retain contingency cash and confirm the bank’s basis |
| Property documents outstanding | Assign responsibility for obtaining the correct records |
| Seller mortgage release | Agree the bank and transfer coordination sequence |
| Travel or document expiry | Confirm signing requirements and approval validity |
Maintain one completion schedule with an owner for each task. A deadline in the sale agreement does not automatically accelerate underwriting or document issuance. Have transaction terms reviewed appropriately before making commitments you may be unable to meet.
Fit the purchase into the wider portfolio
Ask what remains liquid after completion and whether existing properties, business obligations and future instalments depend on the same cash. Review concentration by developer, location and income source, not only the number of units. Model ownership with vacancy, service charges and maintenance before relying on rent to cover finance. Link borrowing decisions to your wider objectives with the diversification framework and portfolio liquidity checklist.
Frequently asked questions
Can I apply without UAE residency?
Some lenders offer non-resident finance; confirm your eligibility with the provider rather than assuming resident terms apply.
What deposit should I budget?
Use the actual proposed financing, valuation basis and full transaction-cost worksheet. There is no single deposit figure appropriate to every non-resident case.
Can a self-employed buyer apply?
Ask the lender whether your residence country and income structure are acceptable and what business and personal evidence it requires.
Can foreign-currency income be considered?
The lender must confirm accepted currencies and its assessment method. Separately review your currency exposure.
Can I finance off-plan property?
Check the specific product and property. A regulatory ceiling does not mean a lender offers that facility.
How long does completion take?
Request a case-specific schedule covering underwriting, valuation, signatures and transfer. Do not equate initial approval with completed funding.
Your next step
Share your residence country, income type, approximate purchase budget, property status and intended timing. Ahmed M. can help organise the initial facts and coordinate an introduction to a relevant finance professional. Formal eligibility, advice, pricing and approval remain with the licensed provider. Start with the home-finance readiness checklist.
A practical pre-offer briefing for the transaction team
Before agreeing a completion date, ask the finance professional to identify the information still missing and the conditions that remain unresolved. Ask the property representative to confirm the document status, access for valuation, seller circumstances and relevant deadlines. Record which party is expected to coordinate each step. Your brief should describe the property accurately enough that the lender is assessing the same transaction you intend to sign. A change in price, ownership structure or property can require reassessment; do not treat an earlier discussion as approval of a later deal.
How to read the final offer
Check the borrower names, ownership assumptions, financed amount, term, repayment schedule, fees, conditions before drawdown and validity period. Compare them against the initial proposal. Ask for explanations in writing where the offer is unclear, including the treatment of insurance, future rate resets and partial repayments. A verbal assurance should not substitute for the facility terms. Keep the final version together with correspondence confirming how outstanding conditions will be satisfied.
A handover purchase needs its own funding calendar
If the transaction involves a property nearing handover, separate developer completion requirements from the bank’s lending process. Ask which documents the developer will issue, which documents the lender needs, and when each can reasonably be available. Identify instalments that must be paid before finance can be released. Do not assume that a requested extension or anticipated title issuance is guaranteed. Discuss any mismatch early with the relevant parties and retain written confirmation of agreed changes.
Your overseas obligations belong in the assessment
Prepare a consolidated account of loans, mortgages, recurring commitments and reliable income outside the UAE. Keep personal and company obligations distinct and disclose relevant relationships for assessment. A borrowing plan that ignores the rest of your financial life can look comfortable locally but become strained when a family expense, business payment or overseas property obligation falls due. Ask the provider what it needs to assess rather than deciding which commitments are relevant on its behalf.
Use a completion-day funds schedule
Prepare a schedule listing each payment recipient, purpose, amount, payment method, currency, funding account and responsible coordinator. Confirm instructions through trusted channels, especially if payment details change. Obtain the lender and transaction parties’ requirements for cleared funds and acceptable settlement methods. Reconcile the figures to the signed terms and keep receipts after completion. This preparation supports a controlled transaction without implying that the website or an introduction replaces bank, legal or registration checks.
