Confirm the transaction category
The mortgage rules distinguish a first owner-occupied home from investment and subsequent properties. They also distinguish price bands. Ask the lender to confirm the category applying to your purchase and the relevant current cap, then obtain its actual product limit. Do not carry an owner-occupier assumption into a rental investment. [1]
Test valuation sensitivity
A small percentage difference becomes a substantial cash amount on a luxury purchase. On an illustrative AED 10 million transaction, a 5% valuation gap is AED 500,000. If an assumed loan is calculated at 60% of the lower value, available finance would fall by AED 300,000. The arithmetic is a scenario, not a lender commitment.
Prepare property-specific information
Ask what evidence the valuer needs for the unit, villa, plot, alterations and condition. Keep dimensions and sale documentation consistent. Commission appropriate technical and legal checks rather than treating the bank valuation as a comprehensive inspection of the asset.
Coordinate funds and signatures
Identify the parties responsible for cleared buyer funds, lender drawdown, seller release if applicable, and signing. If you live abroad, verify which steps require presence and which allow representation. A travel itinerary should follow the confirmed process rather than drive it.
Review the capital remaining
After fees and contribution, assess the cash available for other investments, family commitments and ownership. A large home or investment unit can deepen exposure to a single asset even when borrowing preserves some liquidity. Compare financing against a cash purchase using the same ownership-cost and downside assumptions.
Compare comparable evidence rather than prestige alone
For your own purchase review, ask how the proposed price compares with relevant completed transactions and genuinely comparable properties. Differences in plot, condition, layout and tenancy can matter. A prestigious community name does not make every unit interchangeable. Keep your acquisition evaluation separate from the bank’s collateral assessment, and ask qualified valuers or property professionals to explain the evidence rather than relying solely on listing prices.
Clarify co-ownership early
If spouses or other parties are purchasing together, confirm the intended ownership and who will borrow before proceeding. Ask the lender whether the structure is acceptable and what evidence it needs from each person. Obtain appropriate legal advice on ownership, succession and responsibilities. Wealth, family relationship or a power of attorney should not be treated as a substitute for the specific arrangement the lender and registration process require.
