Define the purpose before comparing lenders
A financing objective
Identify whether the question is payment affordability, a change in term, different contract features or a possible capital release. Record the current facility, remaining term and outstanding balance. Do not combine several aims into one headline benefit without examining their trade-offs.
A separate investment objective
If the intention is to acquire another asset, assess that purchase independently. A larger facility does not establish that the new asset suits your objectives. Record the capital needed for existing commitments before describing released funds as available for investment.
Compare the complete refinancing cost
Existing settlement and new charges
Request a dated settlement statement from the existing provider and an itemised proposal from the new one. Examine settlement costs, arrangement charges, valuation, registration where applicable and insurance. Have the responsible parties identify which charges apply to your particular transaction.
Term, pricing and break-even assumptions
Compare the same remaining period wherever possible. A lower payment achieved by extending the term is different from a lower financing cost. Ask the provider to show the implications of future rate resets and calculate costs across a realistic intended holding period rather than using the opening rate alone.
Assess the wider property portfolio
Repayments and dependable income
List commitments across every holding, not just the refinanced property. The CBUAE framework requires affordability assessment and stress testing rather than reliance on anticipated property appreciation. [1] Add your own vacancy and income-interruption scenarios to the discussion.
Valuation and ownership
Ask what valuation basis supports the proposal and how a lower assessed value changes the facility. Confirm whether your ownership structure is eligible. A jointly owned or company-held asset should not be assumed to fit a personal product without assessment.
Prepare the case and local process
A consistent document pack
Organise ownership, existing finance, income, liabilities and tenancy evidence. Reconcile documents to the application and identify outstanding records. Ask for secure submission instructions and the exact requirements before commissioning translations or certifications.
Dubai and Abu Dhabi procedures
Confirm the registration and security-release steps for the property’s actual jurisdiction with the relevant provider and authority. Do not reuse Dubai charges or procedures for Abu Dhabi simply because the financing objective is similar.
Decide how any retained or released capital will be used
Liquidity before another commitment
Prepare a combined cash calendar for family, business and property obligations. Include costs already paid as well as those still due. Read portfolio liquidity planning before committing the same funds to more than one purpose.
Physical assets need their own assessment
If considering physical gold or silver, examine product verification, custody and resale separately. Read borrowing, retained capital and precious metals. This guide does not recommend refinancing to purchase metals or any other investment.
